1. Booking your holiday

When booking with JamPot Villas you enter into a legally binding contract with the owner of the chosen property. We act as an intermediary, providing both you and the owner with the necessary information for the booking. The contract is made with the person named on the booking confirmation, who must be over 18, and will be responsible for all members of the party and contact for JamPot Villas or the owner where necessary.

Once your deposit has been paid JamPot Villas will provide you with a written confirmation of your booking by email. As soon as your Booking Confirmation is received, you should check the details carefully. If anything is not correct, you should inform JamPot Villas immediately. Any special request should be communicated at time of booking.

2. Your deposit

We will send your booking confirmation on receipt of a payment of 30% of the total value of the property rental, unless the booking is within 6 weeks of the holiday, in which case the full amount will be due. If so, this will be clearly stated in the booking information for the property.

3. Balance

Payment for the final balance of your booking must be made no later than 8 weeks before commencement of the holiday booking.

The date by which the balance is due will be clearly stated on your Booking Confirmation.

If balance of payment is not received by this date, the booking is subject to cancellation, in which case we will retain the deposit and apply cancellation charges as specified below in these booking conditions.

4. Booking modification or cancellation by the client

If you need to cancel a booking, a notification must be sent via email to JamPot Villas clearly stating that you are cancelling your holiday villa. Please note that a cancellation only becomes effective on our confirmation of receipt of notification.

The following cancellation charges will be applied:

If the booking is cancelled more than 56 days before the start of the booking only the deposit will be retained by JamPot Villas.

If the booking is cancelled between 43 and 55 days before the start of the booking, JamPot Villas will retain 50% of the total value of the booking.

If the booking is cancelled between 29 and 42 days before the start of the booking, JamPot Villas will retain 75% of the total value of the booking.

If the booking is cancelled 28 days or less before the start of the booking, JamPot Villas will retain 100% of the value of the booking.

Once a booking has been confirmed, if you wish to modify the booking, we at JamPot Villas will do our best to make the change for you. Please note that booking amendments may be subject to an administration charge.

5. Cancellation by JamPot Villas

It may very occasionally be necessary for JamPot Villas to cancel a holiday booking. In such an event we will offer either another holiday of equivalent standard (subject to availability) or full refund of all monies paid.

If you prefer an alternative which is cheaper, we will refund you the price difference; if it has a higher price, you will pay the difference.

JamPot Villas is not liable for cancellation due to reasons of force majeur (this includes war, riots, terrorist activity, fire, drought & nuclear accident, or natural disaster) and no refund is made or due in these circumstances.

6. Prices

Our prices are fixed in Pound Sterling (£). If you are paying in another currency (Euro, US Dollars for example), then the final amount that you pay in your local currency will fluctuate dependent on the exchange rate that your bank uses between the Pound Sterling and your own currency.

7. Party size and composition

The person named on the Booking Confirmation is solely and completely responsible for declaring the correct number of people who are to occupy the accommodation, including children, whatever their age. Under no circumstances may more than the maximum number of people as stated on the booking confirmation occupy a property, unless specifically arranged and confirmed by us. Only those people originally booked may occupy the property. Please note that failure to respect these booking conditions is likely to prompt the property manager to exercise their statutory right to annul the booking, after which no claims may be made.

8. Occupation of the holiday property

The holiday property may be occupied and enjoyed in its entirety, except when a booking is made at a lower price and on the condition that one or more bedrooms and/or a part of the property is left closed and unused. Once a bed is occupied even for one night of the holiday period, the bed and room must be cleaned and prepared and the price for the maximum number of people in your party will apply to the entire period of the booking.

Certain properties accept dogs and other pets. If you wish to bring a pet with you to the holiday property always request permission – even when the property is advertised as ‘pet friendly’– at time of booking. 

Occasionally, dogs or cats may live in close proximity to your villa. These pets may belong to immediate neighbours or a farm nearby. They are not allowed into your holiday property and please note that you should not feed them.

Clients with allergies to animals must inform JamPot Villas before making a booking, so that we may advise you about the presence of animals, or whether pets may have stayed at your proposed villa.

Smoking is not permitted inside the rental property.

It is the aim of JamPot Villas and property owners to respect your privacy and restfulness as far as possible. Your holiday property may be in a remote rural location or a village, and while these are generally quiet places, you may experience country and village sounds such as birds, animals, farm and other vehicles, and music and fireworks during fiestas. If your holiday property has a swimming pool or garden, you should expect maintenance visits at some point during your stay so that standards and facilities may be maintained.

We have carefully selected the properties in our portfolio. Some are luxurious and some are rustic and more modest. If a certain item of equipment or furniture is important to you, you should first check with us when making your booking. Please also refer to the JamPot Villas individual property pages.

9. Gas, electricity and water

A reasonable use of gas, electricity and water is included in the holiday rental price at almost all holiday properties. Should utilities such as electricity be a separate cost it will be clearly specified on the JamPot Villas individual property page.

10. Air conditioning

Certain properties do not have air conditioning. Rural properties are designed to deal with the local climate and may not have air conditioning. Please refer to the JamPot Villas individual property page for clarification. Room fans may be provided where necessary.

11. Heating

Properties are heated in different ways. Generally heating is included in the price. However, firewood is normally charged as an extra. Please refer to the JamPot Villas individual property page.

12. Internet and satellite TV

Most properties provide internet access free of charge although we cannot guarantee speed or reliability. Many properties are in rural areas and signal strength may vary.

Satellite or internet TV is normally provided although channels may vary according to the provider and packages installed.

13. Swimming pools

Pools are used at your own responsibility and risk. Please always supervise children and non-swimmers. Certain villas may restrict the pool at certain times of the year. Please refer to the JamPot individual property page.

14. Additional services

JamPot Villas will always endeavour to assist with any additional services you require but we cannot accept liability for or guarantee these third party services.

15. Health & Safety

We at JamPot Villas always suggest to owners that they follow the Spanish health and safety regulations for their own villas.

16. Liabilities

JamPot Villas cannot be held liable for death, injuries or illness on holiday unless it is proved that it is due to the negligence of our employees.

17. Barbecues

If there is a barbecue at your villa, please take great care if you use it during periods of high fire risk. JamPot villas cannot be held responsible for any damage that may cause. Some properties may not provide a barbeque or if there is one provided, we cannot guarantee that it can be used. JamPot Villas cannot accept responsibility for the non-availability of barbecues if local or national authorities prohibit their use during periods of fire danger.

18. Tracks

Some rural properties are accessed by unpaved tracks. Generally, a normal vehicle will be adequate. Should there be any deterioration on tracks due to adverse weather conditions we will do our best to notify you.

19. Damage deposits

At some properties a damage deposit is required. Where this is the case, please refer to JamPot Villas individual property page. Generally, this deposit will be paid in cash by you to the house manager upon arrival and returned to you at the end of your stay, subject to any reductions for breakage or damage. Should any breakage or damage occur during your stay you must inform the house manager and JamPot Villas immediately.

* Important note: The security deposit is a matter to be addressed between the client and the person responsible for the property, even when the deposit is administered by JamPot Villas

20. Arrivals and departure at your holiday property

Check-in can normally be arranged between 4 pm and no later than 10 pm.

The particular check-in time for your property will be arranged with you well in advance of the holiday by JamPot Villas.

Latest check-out on the last day is usually 10 am and only rarely later than 11 am.

Please understand that our desire and responsibility is to make practical arrangements go as satisfactorily as possible for holidaymakers, owners and their cleaning staff alike.

It may exceptionally be possible to arrange a different time to that stated for your property, and we will always do our best to arrange this, but it cannot be guaranteed.

As part of JamPot Villas service, we will ask you for an estimated arrival time to pass on to the keyholder so that they will be expecting you and your arrival may go as smoothly as possible. If your arrival is delayed, you should contact the keyholder whose contact details are supplied on the directions to the property. Certain properties will leave a key in a secure box for collection and a code provided prior to arrival.

21. Insurance

We strongly recommend that all members of your party obtain appropriate holiday travel and personal insurance cover or bring your European Health Card previously known as E111.

Insurance It is the responsibility of the party leader to ensure that both they and all other members of their group have travel insurance that covers any contingencies that arise before and during their trip. These include (but are not limited to) cancellations, medical expenses, emergency evacuations, accidental damage or breakages to the accommodation booked, and the loss of personal items. Clients who travel without valid or adequate insurance must assume all risks associated with doing so.

22. Problems during your holidays

If you are not entirely satisfied with your house on arrival, please contact the house manager immediately. If your complaint cannot be resolved please contact JamPot Villas. We will all do our best to resolve the problem.

23. Web content

Property descriptions displayed on our website are presented as accurately as possible. They are based primarily on our initial visits and reviews from previous guests. Random visits and follow up or inspection visits may also be carried out where appropriate or necessary. We always attempt to maintain up-to-date descriptions and photography, although some owners do carry out modifications to their properties including updates to furnishings or décor. We try to reflect any changes on our website but this is not always possible.

Any feedback from guests is carefully considered. We reserve the right to publish or remove any reviews placed on social media based on its relevance and best interests of our guests.

It is the responsibility of the booking client to ensure that all members of their party (over 16 years) provide the required identification documentation (normally a copy of the photo page of your passport – as required under Spanish Law – see Article 24) on arrival at the property and as requested by the owner of the property.
